
A new mixed use development that will include spaces that can accommodate retail, office space, restaurants and more is being planned in a growing Midlands town.
Chapin Commercial Construction recently announced it is developing the Lake Murray Business Park, which would be a multi-use project along eight acres at the intersection of Chapin Road and Primrose Lane. That’s about two miles from the heart of downtown Chapin, just southeast of the 518 Smokehouse restaurant that opened last year.
The business park will be a “single-single story development designed to accommodate a variety of business types — from professional offices and medical to boutique retailers and restaurants,” according to a recent release.
“As lifelong residents of Chapin, we are deeply invested in our community and its continued success,” Chapin Commercial Construction founder Chad Lindler said in a statement . “Our vision for Lake Murray Business Park is to build upon the momentum of the area, giving businesses a high-quality space to thrive while also providing area residents with convenient access to a variety of new goods and services.”
The first phase of the project is set to be ready later this year. No specific tenants have yet been announced for the business park, with a release noting that commercial development firm Trinity Partners will be the leasing agent for the project.
“Lake Murray Business Park offers a prime opportunity for businesses seeking to establish or expand their presence in the thriving Chapin community,” Trinity Partners senior broker Braden Shockley said in a statement.
The greater Chapin area near Lake Murray has grown steadily in the last two decades, with scores of new housing being built near the town. An example of the growth of the general area can be seen in the expansion of the student population at Chapin High School, which has gone from a Class 2A school to a Class 5A school, the state’s largest classification, over the last roughly quarter-century.
About 13,000 cars per day travel down Chapin Road near the coming business park project, per state Department of Transportation statistics.
Chapin Commercial Construction has been busy with projects big and small in the Midlands area in recent years. For instance, it built the new building where Aquarius Spa & Salon in Chapin is now located on Virginia Street. And the construction company remodeled the space where the trendy Circa Barber Shop is now located in downtown Lexington. The company has also built doughnut shops, oil change businesses, churches, pizza parlors and more.
