More than 8 acres of land near Lake Murray just outside Chapin will be developed into a mixed-use commercial project, as residents of the community rally against other developments in the area.

Local builder Chapin Commercial Construction will develop the project, called Lake Murray Business Park, at the intersection of Chapin Road and Primrose Lane, according to a press release.

The development will be aimed toward office, retail and restaurant space “to meet the rapidly growing needs of the Chapin community,” the developer said in the release.

“As lifelong residents of Chapin, we are deeply invested in our community and its continued success,” said Chad Linder, founder and president of Chapin Commercial Construction.

The property sits just outside the limits of the town of 1,800 people.

“Our vision for Lake Murray Business Park is to build upon the momentum of the area, giving businesses a high-quality space to thrive while also providing area residents with convenient access to a variety of new goods and services,” Linder said.

Four subdividable buildings ranging from 3,000 to 5,000 square feet intended for office and retail space will be built, according to the release.

The first phase of the development will be completed later this year, with a second phase to come at a later date.

The property was valued at just under $442,000, according to county tax records. Nearly 12,000 vehicles pass by the property daily, according to state Department of Transportation data.

The announcement comes as residents of Chapin and the surrounding area grapple with several proposed developments in the mostly rural community.

Chapin residents led efforts to oppose the $65 million WaterWalk mixed-use development in Irmo, which was ultimately approved by the town in October.

A proposal for over 100 new homes along the lakefront on Forty Love Road and Island Trail has been received by a resident petition opposing the development.
