A mixed-use development offering office and retail space is coming to the Midlands.

Chapin Commercial Construction’s latest project, Lake Murray Business Park, is a mixed-use development coming to the heart of Chapin, according to a news release. Located at the intersection of Chapin Road and Primrose Lane, the 8.14-acre development will introduce high-quality office, retail and flex space to meet the rapidly growing needs of the Chapin community, the release stated.

Lake Murray Business Park, owned and developed by Chad and Caroline Lindler of Chapin Commercial Construction, will be a single-story development designed to accommodate a variety of business types — from professional offices and medical to boutique retailers and restaurants, the release stated.

Phase I of the development is set to be delivered in Q2/Q3 of 2025 and will feature four subdividable buildings ranging from approximately 3,000 to 5,000 square feet, according to the release. The initial phase will provide flexible leasing opportunities for medical, office and retail tenants. Phase II will introduce additional flex, office and retail space, with build-to-suit options available on the remainder of the 8.14-acre parcel.

The property is located in Lexington County’s ID-zoned district and will offer ample surface parking and convenient access to Chapin’s expanding residential and commercial corridors, the release stated. The site benefits from strong visibility with a traffic count of 13,500 vehicles per day, making it an ideal location for businesses seeking to establish a presence in the Chapin market.
